Focus Corporate Plaza: A Vision Built to Last

This is one of the first buildings I ever developed—Focus Corporate Plaza in Chandler, Arizona. It sits on 54 acres, wrapped around what is the oldest golf course in the state.

What made this project special wasn’t just the architecture or the location. It was the process. We had to untangle hundreds of title issues and encroachments across five separate parcels. It took 10 years to fully build out what had originally been designed a century earlier. Bit by bit, piece by piece, we worked to restore and repurpose it into something award-winning and future-focused.

This wasn’t just real estate—it was redemption. Taking something old and overlooked and giving it new life. And like most worthwhile things in life, it didn’t happen overnight. It took time. It took trust. And it took a team that believed in finishing what we started.

What Does One of the Richest Men in the World Say About Success?

Warren, how would you define true success?

“Well,” he said, “if you get to be 65 or 70, and the people you want to have love you actually do love you, you’re a success.”

That line stuck with me. And it matters—because it’s coming from a man who’s built one of the largest fortunes in history. Yet when asked about what really counts, he didn’t say money. He didn’t say fame. He said, love. He said relationship!!

That message should permeate mankind.

1. The Importance of Time and Patience

Buffett once said, “Someone’s sitting in the shade today because someone planted a tree a long time ago.”

He believes in the power of long-term thinking—not just in investing, but in life. I’ve seen that in my own journey. Projects like Focus Corporate Plaza took years to come together. Family takes even longer. But it’s worth it.

2. Value Relationships

Warren often says the most important investment you’ll ever make is in yourself. But he also says this: “You will move in the direction of the people you associate with.”
In other words, surround yourself with people who build you up. People of character. That’s what I’ve tried to do—with business partners, with friends, with family. Because in the end, relationships are the real bottom line.

3. Integrity Over Intelligence

Warren’s hiring advice is simple but powerful: “Look for integrity, intelligence, and energy. But if they don’t have the first, the other two will kill you.”
I’ve found that to be true again and again. Integrity is the foundation. Without it, the smartest, most talented person in the room becomes a liability instead of a leader.

From Debt to Discipline: How Dave Ramsey’s Baby Steps and a 50-Year Career

Shaped My Investment Philosophy

Back in the wake of the Great Recession, I found myself in a tough spot. By September of 2013, I was looking at $904,000 in debt—the kind of number that can keep a person up at night.

I had already lived through more market crashes and recoveries than most – during the late 1970s and early 1980s, interest rates were in the teens; the 1987 stock market crash was followed immediately by the S&L crisis; the dot-com bubble of 1999-2001; and the housing meltdown,

or Great Recession, of 2008. I knew enough to recognize that I needed a plan that was both simple and solid.

That’s when I came across Dave Ramsey’s Financial Peace University.

I bought in—literally and mentally. I worked the Debt Snowball, starting with the smallest debts and working my way up using the 7 Baby Steps strategy. Here’s what that looks like:

By 2022, I was debt-free. Not only had I recovered, but I was also back in the game and back in business. I had become one of what Thomas Stanley describes as the “Millionaires Next Door” and which Dave Ramsey raves about all the time. To me, it was a gift, a blessing, and a mercy. But more than the dollars, what I gained was a clarity of discipline. And that mindset—patient, strategic, conservative—now defines how I approach investing with Fund XI.

Wealth Built the Old-Fashioned Way

Ramsey said it best:

“Wealth can be built by everyday people in everyday ways.”

That’s what I believe, and it’s what this next chapter is all about. If you’re looking for a flashy pitch, you won’t find it here. But if you’re looking for a partner who’s been through the fire and is still standing—someone who understands that relationships matter more than transactions—then I invite you to walk with us. There’s still good ground out there. And I’ve got a shovel.

Project Spotlight: 195-Unit Multifamily Community

195-Unit Multifamily Community Now in Development

This property is more than just a building. It’s the kind of asset that reflects the strategy we believe in: long-term value, smart design, and community-forward planning. The layout includes open green spaces, modern amenities, and walkable design features that prioritize both livability and investment performance.

At Equity Capital Funding Group, we specialize in identifying opportunities like this:

  • Multifamily properties with upside potential

  • Strong location fundamentals

  • Proven demand and limited housing supply

  • Structured debt and equity positions for investor protection

We’re building this with the same mindset I bring to every deal—conservative on risk, aggressive on opportunity. And we don’t just talk structure; we live it. Every detail matters—from the financing package to the dirt under our feet.
